Why pre-construction is the right time to treat

If you're building a UAE villa, the single best decision for termite protection is treating the soil chemically before the concrete slab is poured. The reasons are simple:

  • Cost: Pre-construction treatment costs roughly 5-10× less per square metre than retrofitting a chemical barrier after the building is up
  • Coverage: Every cubic metre of soil under the foundation gets uniformly treated — impossible to achieve once the slab is in place
  • Warranty: A properly applied pre-construction treatment can carry a 10-year warranty; post-construction barriers usually only get 1-3 years

Missing this window means you'll either pay 5-10× more in retrofit termite work over the building's life, or you'll have ongoing termite issues. We see both regularly.

When and how the treatment happens

The work fits into the construction sequence at two stages:

  1. Stage 1 — Foundation pit (after excavation, before sub-base): chemical treatment of the entire foundation pit floor and back-fill soil
  2. Stage 2 — Pre-slab (after MEP rough-in, before slab pour): chemical treatment of the entire under-slab footprint, including around plumbing and conduit penetrations

We coordinate with the main contractor and structural engineer to integrate without delaying the construction schedule. Typical add-on time is 1 day total.

Chemicals used

Dubai Municipality-approved termiticides — modern formulations that bind to soil, don't leach into groundwater, and remain effective for a decade. Full SDS provided. We document the application area, dosage and conditions for the construction record book.

  • Drawings of treated areas overlaid on architectural plans
