Termite Treatment in Tilal Al Ghaf Villas: What Mud Tubes Mean After the Rains

MAF handover warranty doesn't cover termites. Here's what we find on Aura, Elan and Harmony villas, and the chemical barrier protocol that holds for 5 to 10 years.

The Tilal Al Ghaf resident sent us a photo at 7:14 am: a finger-thick beige line running up the back garden wall of an Aura villa, two metres long, ending at the soffit. She wrote, "Came back from London yesterday and saw this. Is it bad?"

Yes, it's bad. That's an active subterranean termite mud tube on a property less than four years old, on a community Majid Al Futtaim handed over with the standard 1-year defects warranty that excludes pest activity. The colony was almost certainly there during construction handover. The recent April rains pushed the mud tube up where you can see it.

Why "new community" doesn't mean "termite-free"

Tilal Al Ghaf was built on Dubai's Al Qudra fringe, with the soil profile transitioning from the older agricultural land north of Hessa to the sandier desert-adjacent fill toward Al Qudra Lakes. That transition zone is exactly where subterranean termites (Heterotermes indicola, the dominant species in the UAE) have established colonies for decades. The community was built on top of those colonies.

Pre-construction soil treatment is standard — every villa got a chemical barrier under the slab during build. The problem with pre-construction barriers is that they degrade. Termidor and similar fipronil formulations have a documented soil half-life of around 4 to 6 years in UAE soil temperatures. Tilal Al Ghaf's earliest Elan villas handed over in 2021. Do the maths: the original barrier is now at the edge of effective life on the older clusters.

Combine that with the spring 2026 rain events that pushed soil moisture up and softened the upper crust where termite tubes can form, and you get the surge that The National reported on in April: pest control call volumes up 35% across UAE villa communities, with subterranean termites the single largest category.

What the Aura/Elan/Harmony layouts make easy for termites

Tilal Al Ghaf's villa typologies share two features that work in the termites' favour.

The garden-side boundary wall is a single-skin block construction with a render finish, typically 20 cm thick, sitting directly on the boundary footing. The wall provides a continuous vertical highway from soil to roof — exactly what subterranean termites need to travel from the soil colony up to wooden door frames and roof timbers.

The MAF-installed irrigation network runs drip lines down both sides of every villa boundary and around every palm well. The drip emitters keep the soil within 30 cm of the wall consistently moist. Heterotermes indicola needs a moisture-saturated foraging environment; the irrigation creates it whether the homeowner wants it or not.

The result: tubes appear most often on the garden-side boundary wall behind the BBQ area, on the maid's-room exterior wall under the AC condenser, and at the back of the central palm well where the drip line concentrates moisture.

What the Majid Al Futtaim warranty does and doesn't cover

This is the question we get asked first on every Tilal Al Ghaf inspection. The MAF handover includes:

  • 1-year defects liability period for snagging items — paint, fittings, tile finishes
  • 10-year structural warranty for major load-bearing elements

Pest activity, including termite damage to non-structural wooden elements (doors, frames, skirting, joinery), is not covered under either warranty. Even structural damage caused by termites is a contested claim under the 10-year warranty if the assessor determines the cause was lack of maintenance rather than defective materials.

In practice, MAF will respond to a documented mud-tube report with a referral to one of their approved pest control vendors and an offer to share inspection costs in some cases. They will not pay for the chemical barrier treatment.

What an active treatment looks like on a 4-BR Aura villa

For a confirmed active infestation in a 4-bedroom Aura villa (typical 5,000 to 6,500 sqft plot), the chemical barrier treatment runs AED 1,800 to 2,800. The variation depends on plot size, presence of swimming pool (we have to drill around the pool perimeter), and whether the existing boundary wall has expansion joints that need additional injection points.

The protocol:

  1. Perimeter drilling — 12 mm holes drilled every 30 cm around the entire villa perimeter and around the maid's-room block, going down 30 cm into the soil to reach the foraging zone.
  2. Termidor SC injection — fipronil-based termiticide at 0.06% concentration, Dubai Municipality-approved, injected at 5 litres per metre of perimeter via a low-pressure pump. Termidor is "non-repellent" — termites can't detect it, walk through the treated zone, carry it back to the colony, and transfer it to nestmates through grooming and trophallaxis.
  3. Hole sealing — each drilled hole is plugged with a colour-matched cement plug to maintain the villa finish.
  4. Interior void treatment — wherever mud tubes were found inside the villa, the adjacent wall void is dust-treated with imidacloprid (a slow-acting alternative to fipronil for indoor application).
  5. Boundary wall injection — additional injection points along the boundary wall where tubes were active.
  6. Documented warranty — written warranty document, either 5 years standard (no annual inspection required) or 10 years with annual inspection-and-touch-up at AED 350 per visit.

A typical Aura villa job takes 6 to 8 hours, single day. We schedule for a Friday or Saturday to minimise impact on family routine.

IGR baiting: the alternative for non-chemical-barrier preferences

For homeowners who want to avoid drilling and chemical injection — usually because of pool surrounds or sensitive landscape — we offer an IGR (insect growth regulator) baiting system as an alternative.

In-ground bait stations are installed every 3 metres around the villa perimeter. The bait contains hexaflumuron, an insect growth regulator that interferes with termite molting. Foraging termites find the bait, feed, and carry it back to the colony. The colony loses its ability to molt and dies over 3 to 6 months.

Pricing: AED 4,500 to 6,800 first-year installation including all stations and three quarterly inspections. Annual renewal AED 1,800 to 2,400 for ongoing monitoring.

Slower than chemical barrier, more expensive upfront, but no drilling, no chemical exposure, and proven colony elimination rather than just a barrier.

When to insist on the 10-year warranty option

The 10-year warranty with annual inspection costs an extra AED 350 per year (4 inspections × AED 350 over 10 years = AED 3,500 lifetime cost) and is worth it for any villa where:

  • You plan to hold the property longer than 5 years
  • The boundary wall sits directly on irrigation-fed soil
  • You've already had one confirmed active infestation
  • The villa backs onto a community park or undeveloped land

For a 5,000 sqft Aura villa where you might sell within 5 years, the standard 5-year warranty is enough. Resale buyers care about an active warranty document; both options satisfy that.

What to do this week if you've spotted a mud tube

Three things, in this order:

  1. Don't break the tube open and don't spray it. Both actions trigger the colony to abandon that tube and build elsewhere — making the next tube harder to find.
  2. Photograph the tube from three angles with a coin or pen for scale. We use this for the inspection report and the warranty document.

FAQ

My villa is only three years old — should I be worried about termites already?

Yes, especially after the spring 2026 rains. The pre-construction barrier is still partially effective, but Heterotermes indicola colonies in the surrounding soil have had three years to expand and probe for entry points. Around 18% of Tilal Al Ghaf villas we inspect at the 3-year mark show some level of termite activity, usually mud tubes on the back boundary without interior structural damage yet.

Can I just put down a powder around the boundary myself?

The over-the-counter products available in UAE hardware stores are mostly contact insecticides — they kill the termite that walks through the powder, but they don't transfer to the colony. They also tend to be repellent, which means surviving termites simply route around the treated soil. You can spend AED 400 on a DIY product and accomplish nothing useful. Save the money and put it toward a professional barrier.

Does the chemical treatment harm my children, pets, or the garden plants?

The Termidor injection is below the soil surface, sealed with cement plugs, and bound to soil particles within 24 hours. After drying, surface contact risk is negligible. Pets and children can use the garden the day after application. Plants are unaffected — Termidor binds to soil and doesn't translocate into root systems at the application concentration.

How does the warranty actually work if termites come back?

Both the 5-year and 10-year warranties are "treat-on-find" — if you spot a new mud tube anywhere on the villa during the warranty period, we come out, inspect at no charge, and re-treat the affected zone at no charge. The 10-year option adds annual proactive inspections so we find activity before you do. Warranty is transferable to a new owner if you sell — useful for resale value.
