An Azizi Star resident messaged us at 11:30 on a Thursday night. Her teenage son had opened the dishwasher to load his dinner plate and watched eight cockroaches scatter across the wet floor. She'd called another company three weeks earlier. They sprayed the kitchen cabinets and quoted "follow-up if needed." It was needed.
This is the standard Al Furjan story. Towers built in the 2018 to 2022 wave — Azizi Pearl, Star, Plaza, Avenue Residence, Murano, Candace Aster, the Murano blocks — share a particular kitchen layout, a particular shared chiller and trash chute design, and a particular cockroach problem that surface spray cannot solve.
The Al Furjan tower problem in one sentence
German cockroaches in an Al Furjan apartment kitchen are almost always living inside three places: the dishwasher motor cavity, the gap between the under-sink cabinet and the riser wall, and the gasket channel of the integrated fridge. The cabinet faces and granite counters where you see them are the foraging route, not the harborage.
If you only treat what you can see, you treat 5% of the population. The rest stay home, breed, and refill the visible space within 14 days.
Why these towers in particular
Three building characteristics drive the issue.
First, shared chilled-water risers. The Azizi blocks distribute district cooling through vertical risers that pass through every kitchen on a given stack. The riser cavity is dark, slightly humid where the insulation imperfectly seals, and warm-adjacent. German cockroaches (Blattella germanica) need exactly that microclimate: 25 to 35°C, hidden, near a moisture source.
Second, trash chute proximity. Most Al Furjan apartments have the kitchen wall sharing a stud-line with either the trash chute or the service corridor. Cockroaches travel along that stud-line between apartments. You can be the cleanest tenant on your floor and inherit the population from the unit two doors down.
Third, integrated dishwasher and fridge cabinetry. Almost every Al Furjan kitchen ships with the dishwasher tucked under the counter behind a matching cabinet panel and the fridge built in. The factory-finished cabinet creates a sealed cavity that traps moisture from the dishwasher motor venting and the fridge condensate evaporator. Perfect harborage.
What surface spray actually does
A pyrethroid spray (the cypermethrin and deltamethrin formulations most commodity companies use) kills cockroaches on contact when it lands on them. After it dries — usually within 6 to 12 hours — its residual effect drops sharply on smooth painted surfaces and granite.
Worse, German cockroaches sense the chemical and modify their behaviour. They retreat deeper into voids, increase their nocturnal activity, and breed faster as a stress response. The visible population looks dead for two weeks. Then the egg cases — each ootheca holds 30 to 40 nymphs — hatch in the harborage you never reached, and you're back where you started.
We've inspected hundreds of Al Furjan kitchens that had been "treated" by another company. The pattern is identical: dead adults visible on kitchen tiles for the first 10 days, total quiet for week 3, full re-emergence by week 5.
What works: gel-bait into the harborage
The treatment that actually clears a German cockroach infestation is hydramethylnon or fipronil gel-bait, placed in pinhead droplets directly inside the harborage. We pull the dishwasher out 30 cm, pull the fridge forward, open the under-sink cabinet, and place 8 to 12 droplets in the specific seams where the cockroaches actually sleep:
- Dishwasher motor cavity (under the toe-kick, behind the panel)
- Sink cabinet riser-wall gap
- Fridge gasket channel (top hinge area)
- Under the counter overhang where the toaster cord runs
- Behind the granite splashback if there's a gap to the wall
The cockroaches feed on the bait, return to harborage, defecate, and die. Other cockroaches feed on the bodies and the contaminated faeces. The active ingredient propagates through the entire colony — including the egg cases that haven't hatched yet — within 14 days.
That's the science. The price point in Al Furjan: AED 280 to 380 for a 1-bedroom, AED 380 to 480 for a 2-bedroom, AED 480 to 580 for a 3-bedroom. Each treatment includes a mandatory 14-day recheck visit at no extra charge. If we find any live cockroaches at the recheck, we re-bait at no charge. Most Al Furjan jobs clear in one visit.
The Murano and Avenue Residences variant
Murano towers and Avenue Residences (the slightly older Nakheel blocks) have a different kitchen layout — open prep counter, no under-counter dishwasher, freestanding fridge. The harborage shifts.
In these units, the population usually sits inside the gap behind the splashback tiles where the original kitchen was retrofitted, in the wall channel running from the kitchen sink to the bathroom plumbing wet-wall, and inside the gas hob mounting cavity. Same gel-bait protocol, different placement points. Same price band.
Two factors that make Al Furjan jobs harder than average
The 14-day recheck has to be on schedule. German cockroach egg cases hatch in 14 to 28 days. If the recheck slips by a week, you can miss the second-generation hatch and have to re-treat. We hold the recheck slot at booking — text your concierge if your schedule changes.
Adjacent-unit reinfestation. If your neighbour two units down has an active untreated infestation and your shared stud-line is the highway, you'll get repopulated within 6 to 8 weeks even after a clean treatment. Solutions: ask your building OA to coordinate stack-level treatment (we run discount pricing for 4+ apartment bookings on the same stack), or invest in tube-and-bait monitoring stations along your kitchen wall to catch incursions early.
Why this isn't a Discovery Gardens problem (mostly)
Discovery Gardens — the older Nakheel community next door — has its own cockroach pattern, but it's different. DG kitchens are smaller, the dishwasher is usually retrofitted not factory-integrated, and the chiller risers are external on most blocks. What you can do tonight, before we arrive
Three things help us land a clean treatment on the first visit:
- Don't spray anything in the next 24 hours. Pyrethroid residue on cabinet faces makes cockroaches avoid the area where we want them to feed on bait. If you've already sprayed, tell us — we'll adjust the bait sites.
- Pull the dishwasher and fridge out 30 cm if you can. Saves us 20 minutes per appliance and sometimes lets us spot live cockroaches in the harborage during inspection.
- Photograph any cockroaches you've already killed. Adult vs. nymph mix tells us how mature the population is. A photo with a coin for scale is enough.
FAQ
How long until I stop seeing cockroaches after the gel-bait treatment?
The visible activity usually drops sharply by day 3 and is fully clear by day 7 to 10. You may see a small wave of dying cockroaches emerging from the harborage in the first week — this is the bait working through the colony. If you're still seeing healthy cockroaches at the 14-day recheck, we re-bait at no charge.
Is gel-bait safe with pets and small children?
Yes. The bait droplets are placed inside cabinet voids, behind appliances, and in the dishwasher motor cavity — places your dog, cat, and toddler cannot reach. The active ingredient (hydramethylnon or fipronil) is acutely toxic only to cockroaches at the doses we use. By comparison, pyrethroid spray fogged across an entire kitchen exposes pets to far more chemical than a few hidden bait droplets.
Why do I see cockroaches when my neighbours say they don't have any?
Two reasons. One: your kitchen layout might be the harborage hub for the stack — the population genuinely lives in your dishwasher cavity and forages out from there. Two: your neighbours have cockroaches but only see them at night when they don't go into the kitchen. German cockroaches are nocturnal; if you wake up at 2 am thirsty, switch on the kitchen light, and see scatter, the population is established. If you don't wake up to scatter, you might just be sleeping through it.
Will the treatment hold through the summer?
A clean treatment plus the 14-day recheck typically clears the apartment for 6 to 9 months in Al Furjan. The trigger for reinfestation is almost always neighbour-unit migration, not surviving population.
