Your AC Drain Pan Is Breeding Mosquitoes Right Now (Here's What To Do)

AC condensate trays are the highest-yield Aedes breeding source in UAE residential properties. The 5-step pre-summer protocol, larvicide tabs, real costs.

We pulled the cover off a bedroom split AC in Mirdif last May and the drip pan held about 80 ml of standing water. In that 80 ml were roughly 240 Aedes aegypti larvae, four pupae, and the egg shells of at least one previous hatch. The unit had been running ten hours a day for three months. The resident kept asking why she was getting bitten in her own bedroom, with the AC on, with no obvious window gap.

Honestly, the AC was the problem. The bites were coming from her own condensate tray.

This is the part of UAE mosquito control that almost no resident knows about and that most pest companies don't bother to mention because there's no easy upsell. But it's the single highest-yield mosquito source in any UAE residential property between May and September, and ignoring it makes every other mosquito treatment less effective.

Why AC drain pans breed mosquitoes (specifically Aedes aegypti)

Aedes aegypti — the dengue and chikungunya vector — needs three things to breed: shallow stagnant water, organic material as food for larvae, and warm temperatures. UAE summer AC drain pans deliver all three.

The drip pan beneath the indoor evaporator coil collects condensate as warm humid air passes over the cold coils. In a properly maintained unit, that water drains via gravity through a 16 mm or 18 mm flexible pipe to a bathroom floor drain or external weep hole. In an unmaintained or partially clogged unit, water sits in the pan. Algae and dust accumulate. Female Aedes enter through the open underside (any split AC indoor head has a 4-12 mm gap behind the cover) and lay eggs at the waterline.

Aedes eggs hatch within 24-48 hours of contact with water. Larvae feed on algae and bacterial film for 5-7 days, pupate for 2-3 days, then emerge as adults. From egg to biting adult: 7-10 days at 28-30°C. The drain pan is sealed enough to keep predators out and warm enough to accelerate the cycle.

Two ACs running in a 2-BR Dubai apartment can produce 60-200 emerging adult mosquitoes per week through the entire summer.

Where this hits hardest in the UAE

We see AC drain breeding most often in:

  • Older buildings (pre-2010) where the drain line slope is shallow or the line discharges to a partially blocked floor drain.
  • Villas with chiller-fed FCUs (fan coil units) — large condensate volume, drain pans with 3-5 litre capacity, harder to inspect.
  • Holiday homes left empty for stretches — the AC runs intermittently, the pan partly fills and partly evaporates, leaving a moist algae-rich substrate.
  • Service-yard split AC outdoor units with damaged drainage trays at the base, collecting water in the metal cradle.
  • Window AC units common in older Sharjah and Ajman flats — the back tray sits outside the window and traps water in the casing depression.

If you live in a building constructed before 2010, or you have an FCU-driven villa, or your apartment shows mosquito bites despite no obvious open windows, the AC is the first place to check.

How Dubai Municipality and ADPHC view AC drain sources

Dubai Municipality's vector-control team runs source-reduction campaigns each summer specifically targeting AC condensate sources. ADPHC does the same in Abu Dhabi. Both regulators treat building-wide AC drain neglect as a public-health source — a single tower with consistent FCU drainage failures can sustain a neighbourhood-level Aedes population.

The DM IPM standard for commercial premises (offices, restaurants, hotels) explicitly requires AC drain maintenance logs as part of the pest management file. We see this audited regularly. For residential, there's no audit, but DM does dispatch source-reduction visits in response to dengue cluster events and AC drains are inspected during those visits.

The 5-step pre-summer protocol

This is what we do for every residential customer at the start of summer (April-May). It's the single most effective non-chemical mosquito intervention in UAE residential.

Step 1: AC indoor unit drip pan inspection. Cover off, mirror and torch into pan, check for standing water, algae, larvae. We photograph every pan with a date-stamp.

Step 2: Drain line flush. A 200 ml flush of dilute (5%) bleach solution or a commercial AC drain biocide cleared through the drain line, follow with a flush of clean water. Clears algae buildup and biofilm.

Step 3: Larvicide tablet placement. A Bacillus thuringiensis israelensis (Bti) or methoprene larvicide briquette placed in the drip pan. Bti is biological — kills only mosquito and black-fly larvae, no risk to humans, pets, or other invertebrates. Lasts 30 days per tablet. Methoprene IGR lasts 60-90 days but is restricted in some commercial settings.

Step 4: Outdoor unit cradle and weep-point check. External condenser cradle drain holes cleared, any pooled water around the base vacuumed and the area dried. Service-yard floor drain cleared.

Step 5: Document the pan condition for the homeowner record. Schedule a 60-day re-inspection — the larvicide effect needs renewal mid-summer.

For a typical Dubai 2-BR apartment with 3 ACs the protocol takes 75-90 minutes and runs AED 280-420 as a standalone visit. As an add-on to a regular pest service, AED 180-260.

What homeowners can do themselves between visits

Three things, doable monthly with a stepladder and a phone torch:

  • Pour 100 ml of vinegar or dilute bleach into the AC drain access port (where the flexible drain pipe connects to the indoor unit) once a month during summer. Helps prevent algae buildup.
  • Check outdoor unit weep holes — small drainage holes in the metal base of the outdoor condenser. They clog with dust and bird-feather debris. Clear them with a wire or compressed air.
  • Empty service-yard catch trays weekly during summer. Any container holding water for 5+ days is a potential breeding site.

If you're noticing mosquito activity inside an apartment with closed windows and the AC running, do this immediately and call us if it doesn't resolve in 10 days.

Why "fogging the apartment" doesn't fix AC-source mosquitoes

We get the request often: "can you fog the apartment to kill the mosquitoes?" Fogging knocks down adult mosquitoes that are flying when the fog deploys. It does nothing to the larvae in the drain pan, and the next adult cohort emerges 4-6 days later. Within two weeks the apartment is back to baseline.

This is why source reduction beats adult chemical treatment for Aedes control. Every other UAE mosquito-control intervention — outdoor barrier spray, ULV fogging, larvicide on irrigation troughs — is reinforcing fixing the source. Skip the source and the rest is decoration.

When the issue is building-wide, not just your unit

If your tower has a central chilled-water system feeding FCUs into every flat, the FCU drain network is a building-wide engineering issue. Single-unit treatment helps you but doesn't address the population. Two paths:

  1. OA-led building maintenance audit — request that the building's chiller and FCU maintenance contractor includes drain pan checks and biocide treatment in the next quarterly service. Most do not, by default.

  2. Lobby and corridor air-handling units — central AHUs serving common areas have larger drain pans and longer drain runs. They breed mosquitoes that disperse through corridors and into open flat doors. Ask building management to inspect.

We've audited 14 Dubai towers' AHU drain systems in the last year. Eleven needed remediation. Building managers underspend on this because there's no visible business case until the dengue tracking starts.

Real numbers from one Mirdif villa

The Mirdif villa from the opening: we found 240 larvae in one bedroom AC pan, larvae in two more bedroom ACs, and a chiller AHU drain in the laundry room with 12 cm of standing water. After the 90-minute treatment plus a follow-up at 60 days, mosquito-bite complaints stopped. Total cost AED 380 first visit + AED 220 follow-up. The villa now has it baked into a quarterly maintenance package.

FAQ

Q: How do I know if my AC is breeding mosquitoes?

You usually don't see them; the larvae stay in the pan. Indicators: indoor mosquito bites despite closed windows, mosquito sightings near the AC indoor unit, water dripping from the unit (sign the drain is partially clogged), audible gurgling from the drain pipe.

Q: Is Bti safe to use inside my home?

Yes. Bacillus thuringiensis israelensis is a soil bacterium that produces a protein toxic only to mosquito and black-fly larvae through a specific gut-receptor mechanism. Mammals, birds, fish, and other insects are unaffected. It's used worldwide in drinking-water tanks during outbreak response.

Q: Do new AC units have this problem?

Less, but yes. New units have better drain slope and cleaner pans, but pans still accumulate dust and algae over a season. Newer inverter ACs are slightly more prone because they cycle more often, leaving partial moisture states. Annual pre-summer cleaning helps regardless of unit age.

Q: Can DM come to my home and treat the AC drains for free?

DM source-reduction visits are dispatched in response to community-level dengue or chikungunya cluster events, not on individual homeowner request. For routine pre-summer AC drain treatment you'll need a licensed private operator.
