Anti-Termite for Arabian Ranches 3 Villas: What Emaar's Warranty Actually Covers

Emaar hands over Ranches 3 villas with a pre-construction termite certificate. Most owners never read the exclusions, and at month 18 the warranty stops covering reticulation top-ups.

Six months after handover in the Sun cluster of Arabian Ranches 3, a homeowner found mud tubes climbing the inside of his boundary wall to the garden pergola. He sent a photo to Emaar's customer service line. The reply was polite, technical and disappointing — the developer's anti-termite warranty covered the slab and below-grade structure for five years from handover, but soft landscaping and post-handover garden additions (the pergola was installed by his contractor four months after move-in) were specifically excluded.

He was correct about the warranty existing. He was wrong about what it covered. That gap — between what owners assume an Emaar warranty includes and what the paperwork actually says — is the single most common termite headache at Ranches 3.

What the Emaar pre-construction termite certificate actually covers

Every Emaar villa at Arabian Ranches 3 is delivered with documented pre-construction termite treatment. The handover pack should include a single page from the developer's pest contractor showing:

  • The chemical used (typically fipronil 2.5% suspension concentrate or, on newer plots, chlorantraniliprole — both DM-approved)
  • The application date (almost always 4-9 days before slab pour)
  • The application rate (5 litres per square metre of treated area, per UAE standard)
  • The warranty period (5 years from the certificate date, NOT from your handover date — this catches owners by surprise)

What that warranty covers: termite intrusion through the treated slab perimeter and through the under-slab reticulation, for the duration of the warranty term, when the soil profile around the villa has not been disturbed. The developer's contractor is responsible for re-treating if termites breach a structural element.

What that warranty does NOT cover, in roughly the order owners get bitten by it:

  • Soft landscaping installed after handover — any flowerbed dug deeper than 200 mm, any irrigation trench, any new tree pit. Each one is potentially a route around the chemical barrier.
  • Pergolas, gazebos, garden walls, BBQ kitchens added by the owner's contractor. These typically sit on shallow footings that are not chemically treated underneath.
  • The soft-soil zone within 600 mm of the boundary wall on the garden side — Emaar's contractor often stops the chemical barrier at the slab edge, not at the boundary wall. Termites travel along the warmer soil under the boundary wall and enter via the pergola route.
  • Wooden built-ins added post-handover — a popular casualty is the wooden joinery in the upgraded majlis ceilings several Ranches 3 owners commission within the first year.
  • Damage from a termite intrusion the owner failed to report within 30 days of noticing it. This last one is buried in the small print and most owners do not read it.

The net effect: Emaar's certificate covers the developer's original work. It does not cover anything you (or your contractor) added on top.

Why Ranches 3 soil is its own situation

The Arabian Ranches 3 master plan sits on what was originally desert pavement — a hard compacted surface with very low organic content. To create the gardens and the surface drainage system, the developer brought in tens of thousands of cubic metres of reclaimed sand and topsoil, layered to depths of 600-900 mm depending on cluster.

For termite biology, this layered soil profile matters. Subterranean termites (Heterotermes indicola is the dominant species in inland Dubai) tunnel through the reclaimed sand layer and reach the original compacted base at depth. The base is too hard for them to penetrate, so they spread laterally along the boundary between layers — often 600-800 mm down. That depth is significantly below the standard 450 mm trenching depth used in most older Dubai communities.

What this means in practice. When we install a chemical barrier renewal at a Ranches 3 villa, we drill to 600 mm and inject in two stages — once at 600 mm to hit the lateral travel layer, once at 250 mm to hit the surface bridging route. A single-stage 450 mm injection misses the deep route. Several owners we have inspected had a post-handover renewal done by a cheaper contractor at 450 mm; the chemical barrier was bridged by termites within 18 months.

The two windows that decide your next 10 years

Window one — at handover, before you sign anything. Request the pre-construction termite certificate from the Emaar handover team in writing. Check the chemical, the date, the warranty length. Photograph it. File it. If it is missing or illegible, escalate before final handover sign-off. Without that document, you have no warranty.

Window two — at month 18 to 24 after handover. Independent termite inspection by a non-developer pest contractor. This is the only check that matters because it is the moment most owner-driven landscape changes (the pergola, the new tree, the irrigation trench, the boundary-wall planter) have settled and any chemical-barrier breach is likely visible. Cost AED 600-1,200 for a thorough inspection that includes:

  • Perimeter slab-edge visual at 12-16 trigger points
  • Boundary wall inspection both garden side and street side
  • Borescope into the maintenance void under the kitchen and the master shower
  • A short moisture-meter survey at any timber-finished area
  • A written report you can file alongside the Emaar certificate

If the report is clean, repeat at month 36 and you are usually fine for the full 5-year warranty window. If it is not clean, the rest of this article matters.

  4. Diary a month-18 independent inspection. Set the reminder now while you are thinking about it.

Is the Emaar pre-construction termite work actually done?

Yes, on every Ranches 3 plot we have inspected. The certificates check out, the chemical is on-spec, and the application timing matches the construction log. The work is competent. The issue is exclusively about coverage scope and the post-handover changes the owner makes.

Can I extend the warranty beyond 5 years?

Are bait stations a better option than a chemical barrier at Ranches 3?

My neighbour has termites — am I at risk?

Probably not unless your villa shares a structural element with theirs (semi-detached units do, fully detached villas do not).
