Termite Treatment Cost UAE: Villa Breakdown by Size

Why AED 350 quotes exist alongside AED 8,000 quotes for the same job description, and what you actually get at each price point.

Why the same villa gets quoted AED 350 and AED 7,800 in the same week

A Mirdif villa owner forwarded us six termite treatment quotes she had collected. The lowest was AED 350. The highest was AED 7,800. Same villa. Same visible activity (mud tubes on a single garden retaining wall). The seven-day window of quote dates was identical.

She asked which one to trust. The honest answer was: probably all of them, for what each was actually proposing.

The AED 350 quote was for a single visit, surface treatment of the visible mud tubes only, no warranty, no soil injection, no perimeter coverage. It would clear the visible activity for 4-6 weeks. Then the colony would relocate and re-emerge somewhere else.

The AED 7,800 quote was a full perimeter chemical barrier with drilled tile injection at 30 cm intervals, post-treatment soil sampling, 12-month re-treatment guarantee, and inclusion of the timber pergola spot-treatment. That covers the colony, not just the symptom.

Both quotes were honest descriptions of different scopes. The problem was that the providers used the same job title for different pieces of work. Below is a breakdown of what termite treatment in UAE villas actually costs by scope, soil type, and villa size.

The scope tiers, in plain language

Tier 1: Spot/localised treatment. Treat one area of visible activity (a wall, a pergola, a patch of mud-tube). No perimeter barrier. AED 280-650.

Tier 2: Partial barrier (one or two facades). Soil injection along one or two villa walls where activity is heaviest. Useful when only one boundary shows pressure. AED 1,200-2,800.

Tier 3: Full perimeter barrier. Soil injection at standard 30 cm intervals around the entire villa exterior, with localised internal-wall treatment where required. The actual termite-prevention scope. AED 2,800-7,200 depending on size.

Tier 4: Full barrier + bait-station ring. Tier 3 plus a perimeter ring of in-ground termiticide bait stations (typically hexaflumuron) at 3-5 m intervals. Used on plots backing onto undeveloped land or with high re-infestation pressure. AED 4,200-9,800.

Tier 5: Pre-construction soil treatment. Applied to the foundation excavation before the slab is poured. Different from any post-build work — see pre-handover termite inspection Dubai villa. AED 8-22 per sqm of treated area.

Most residential calls are Tier 1, 2, or 3. Most situations that warrant Tier 3 also warrant the warranty terms that come with it. If you're paying Tier 3 prices, demand the 12-month re-treatment guarantee in writing.

Cost by villa size — Tier 3 (full perimeter barrier)

This is where most villa owners actually land.

  • 3-BHK townhouse, 1,500-2,200 sqft plot, 18-22 m perimeter (e.g. Town Square, Akoya, Mira): AED 2,800-3,400
  • 4-BHK townhouse / small detached villa, 2,500-3,500 sqft plot, 22-30 m perimeter (e.g. Dubai Hills Maple, Reem Mira): AED 3,200-4,200
  • 4-BHK detached villa, 3,500-5,000 sqft plot, 30-40 m perimeter (e.g. Damac Hills, Arabian Ranches Saheel): AED 4,200-5,600
  • 5-BHK detached villa, 5,000-7,500 sqft plot, 40-55 m perimeter (e.g. Jumeirah Golf Estates, Emirates Hills): AED 5,400-7,200
  • Estate villa, 7,500-12,000 sqft plot, 55-80 m perimeter (e.g. Saadiyat Beach Villas, Emirates Hills detached): AED 7,200-10,400

Three drivers move you within each band:

  • Tile coverage at perimeter. Drilling through hard surfaces every 30 cm. A fully-paved villa adds AED 4-8 per drilled hole; a villa with soil-only perimeter zones is at the low end
  • Soil type. Sandy-fill plots (most newer Dubai master communities) need slightly higher injection volumes per linear metre because the chemical disperses faster. Heavier loamy soils (older Sharjah and Mirdif) hold the active longer and use less
  • Warranty term. A 12-month re-treatment guarantee is included at our standard rate. 24-month guarantee adds 8-12%. 36-month is 18-25%

Cost by treatment chemistry

The active ingredient choice affects price more than people expect.

  • Fipronil 0.06% suspension — gold-standard non-repellent, kills colony via trophallaxis. Adds 12-18% over imidacloprid. Worth it for established colonies
  • Imidacloprid 0.05% — solid mid-tier, also non-repellent. Standard active for most preventive barriers
  • Bifenthrin 0.06% — repellent. Cheaper. Effective on ant-and-light-termite pressure, less effective for established subterranean colonies. Common in low-budget quotes; the AED 350 spot quotes are usually bifenthrin
  • Chlorantraniliprole — newer registration, more selective, better for environmentally-sensitive zones (vegetable gardens, near wells). Premium pricing, 25-35% over fipronil
  • Hexaflumuron baiting — IGR-based, slow-acting but effective on colonies that resist injection. Used in tier 4 station programs

The quote sheet should list the active ingredient, concentration, and MOCCAE registration number. If it doesn't, ask. We document our rotation in Dubai Municipality approved pesticides.

What's in (and not in) a Tier 3 quote

A proper full-barrier quote includes:

  • Pre-treatment soil moisture check
  • Drilling at 25-30 cm intervals through hard perimeter surfaces
  • Soil injection of termiticide at 5-7 L per linear metre
  • Hole sealing with colour-matched plug
  • Localised wall-cavity injection where mud-tubes are visible internally
  • Light timber-and-pergola residual application
  • Post-treatment inspection at 30 days
  • 12-month re-treatment guarantee in writing

A proper quote does NOT include and you should not be charged separately for:

  • The first walk-around (assessment) when treatment is being booked
  • Post-treatment photographic report
  • The 30-day inspection if it shows continuing activity

If any of these are billed as add-ons, the quote is structured as a leader-pricing exercise. Keep looking.

Cost by emirate

Small emirate-level differences exist:

  • Dubai: baseline pricing as quoted above
  • Abu Dhabi (mainland and islands): typically 5-12% higher than Dubai equivalents because of fewer approved-applicator firms and longer travel times to outer areas like Yas, Saadiyat, and Al Reef
  • Sharjah and Ajman: typically 8-15% lower than Dubai for equivalent scope, reflecting both contractor density and a more competitive mid-tier market

When to walk away from a quote

If any of these appear in a written quote, take it as a structural warning:

  • No active ingredient or concentration listed
  • No warranty period stated
  • "Free" inspection only valid if you proceed with treatment that day
  • Pricing per square foot of villa interior (irrelevant for subterranean termite work, which is done from outside)
  • Quote validity less than 14 days (urgency framing)
  • No MOCCAE-licensed applicator details on the quote

Re-treatment, top-up, and whole-life cost

A Tier 3 barrier in UAE conditions has a real-world life of 7-10 years depending on soil type. Plan for this:

  • Year 1: initial treatment, included 12-month re-treatment if visible activity recurs
  • Years 2-4: annual visual inspection, AED 220-320 per visit
  • Year 5: half-perimeter top-up at the side facing prevailing wind / heaviest pressure, AED 1,200-1,800
  • Year 8-10: full re-barrier required, similar to original cost adjusted for inflation

Whole-life cost over 10 years for a 4-BHK detached villa runs roughly AED 7,000-9,000 if you maintain the program continuously. Skipping the inspections and waiting until you see new mud-tubes typically costs more, because by then the colony has caused incidental structural damage that needs separate repair.

FAQ

Why does the cheap quote include warranty too?

It almost certainly doesn't actually deliver on the warranty. Read the warranty document, not the headline word "warranty." Common cheap-quote warranty exclusions include: not covering exterior walls, not covering re-emergence within 90 days (the period when failed treatments fail), not covering colonies that "originated outside the property" (always the case for subterranean termites, so functionally void).

Can I just bait the colony without a barrier?

Yes, with caveats. Baiting-only programs (Tier 4 component) work for confirmed active colonies and run AED 3,800-6,800 for a 12-month program. They're slower (90-150 days to colony decline) but lower-disruption — no drilling, no soil injection. We recommend baiting-only when (a) the villa has tile/paving you don't want drilled, (b) the colony is confirmed active and accessible, and (c) you can wait 4-5 months for full decline.

How much does it cost to do termite work pre-construction?

For a developer or self-build at the foundation stage, AED 8-22 per sqm of foundation footprint depending on the active ingredient and required warranty term. A typical 5,000 sqft villa foundation is AED 12,000-30,000 of pre-construction termite work — large in absolute terms but cheap relative to post-build remedial.

Are termite warranties actually enforceable?

Yes, when written specifically and tied to a MOCCAE-licensed applicator on the document. The standard 12-month re-treatment clause means you can call the contractor back at no charge if visible activity returns within the period. Get the warranty as a separate signed document, not a line on the invoice.
