Cockroach Control in Liwan: Why Mazaya Cluster Apartments Get Re-Infested

Liwan's Queue Point and Mazaya cluster buildings share chiller drains, gas pipes and podium voids — which is exactly how German cockroaches travel between units.

A Liwan tenant called us last September after spraying her kitchen for four weekends straight. Cans of off-the-shelf aerosol, gel-bait strips from Carrefour, even a steam cleaner she borrowed from her cousin. Nothing held. The first technician we sent pulled the dishwasher kickboard off and counted 31 live German cockroaches inside the motor cavity. Her flat was clean. The building was the problem.

This is the Liwan story, repeated across Queue Point and the Mazaya cluster blocks. The reason a single-flat treatment so often fails here isn't bad technique. It's that the buildings were designed to share air, water and gas in a way that gives roaches a permanent highway.

Liwan's Building Stock Is Built for Cockroach Sharing

Queue Point and the surrounding Mazaya towers went up between roughly 2013 and 2018 under Dubai Properties' Liwan masterplan. They're affordable, dense, and almost all designed around the same template: a central core with utility risers, kitchens stacked vertically so the gas, water and waste pipes share a single chase, and a podium-level chiller plant that feeds condensate water to a building-wide trunk line.

For a resident, that means a clean kitchen and a stocked pantry. For a German cockroach colony, it means three reasons to stay forever.

The gas pipe penetration through the rear of the kitchen cabinet is rarely sealed. We've opened roughly 200 Liwan kitchens and found a finger-width gap behind the gas riser in more than 80% of them. That gap connects directly to the riser shaft, which connects to every other kitchen on the column above and below.

The chilled-water condensate drain under the kitchen sink terminates in a flexible hose that someone, somewhere, has cut shorter than it should be. We see drip trays half-full of standing water that hasn't been touched in two years. Cockroaches drink from it.

And the dishwasher cavity — even when there's no dishwasher installed — is usually a 60cm void with a sleeve for the supply line and no rear panel. It's the warmest, darkest, least-vacuumed corner of the flat. Roaches that hatched two floors up walk into it through the gas chase.

What "AED 99 Pest Control" in Liwan Actually Buys You

A quick scroll through Google for Liwan pest control surfaces a wall of AED 99 to AED 150 introductory prices. We've taken over enough failed jobs from those providers to know the pattern: a technician arrives, sprays the visible kitchen perimeter with a contact aerosol, hands you a sticker, leaves. Forty-eight hours of dead roaches on the floor, then they're back within ten days.

The reason is the German cockroach lifecycle. A female carries her egg case (ootheca) glued to her abdomen until it hatches — usually 28 days. A contact spray kills the visible adults and leaves every gravid female that was hiding in the riser. Two weeks later, 30 nymphs per ootheca emerge into a now-empty territory and breed without competition. The infestation doesn't recover. It explodes.

A real Liwan treatment costs more because it has to do more.

We do not fog. Fogging a Liwan kitchen looks impressive and does almost nothing — the active ingredient doesn't reach the riser shaft, which is where the colony actually lives.

A second visit at day 14 verifies bait consumption, refreshes anywhere the colony is still active, and re-treats the riser penetrations. A third visit at day 30 is included in our cockroach control package and confirms zero live activity before we close the job.

What Tenants Can Do This Week

While you wait for treatment, three actions help:

  • Seal the gas-pipe gap with copper wool stuffed deep, then silicone over the top. Steel wool rusts in Liwan humidity. Copper doesn't.
  • Run the kitchen sink for two minutes daily. A dry U-bend lets sewer-side roaches climb up. A wet seal blocks them.
  • Empty the AC drip tray under the indoor unit weekly. It's the cheapest free water in your flat.

Don't use boric acid powder if you have pets or under-2 children. The DM-approved gel baits do the same job with a fraction of the exposure risk. If you've already laid powder and need a pet-safe and baby-safe alternative, we'll vacuum it out as part of the first visit.

How long does it take to get rid of cockroaches in a Liwan flat?

With a proper three-visit protocol, live activity drops to near-zero by day 14 and the colony is broken by day 30. If you're seeing roaches at day 45, the treatment didn't reach the riser shaft and the technician didn't use IGR. Ask to see the day-14 inspection report before paying for a fourth visit.

Why do cockroaches come back even after the building does treatment?

Usually because the rooftop and basement riser ends weren't treated. The colony retreats up or down the column and re-colonises from the untreated end. A correct whole-building job hits both ends plus every accessible floor-level access panel.

Is gel bait safer than spray for a Liwan flat with children?

Yes, in placement. Gel bait is deposited inside cabinet voids and behind appliances where children can't reach. Sprays atomise into the air and settle on countertops. We use bait for everything except an active visible cluster, which gets a short-residual pyrethroid spot-treatment that we wipe down ourselves before leaving.

Can I just do my flat without the neighbours?
